How to Disposition a Wholesale Deal Fast

In wholesaling, speed kills — in a good way. The faster you find a buyer after locking up a deal, the more money you make and the less risk you carry.

The 7-Day Disposition Timeline

If you can’t find a buyer in 7 days, something is wrong with your price, your marketing, or both. Here’s what a fast disposition looks like:

Day 0: Lock Up the Deal

Sign the purchase agreement with the seller. Immediately start building your deal package — don’t wait until tomorrow.

Day 1: Deal Package + A-List Blast

Your deal package should be complete before you contact anyone:

  • 5-10 property photos (interior and exterior)
  • Contract price
  • ARV with 3-5 sold comps from the last 90 days
  • Itemized repair estimate
  • Bed/bath count, square footage, lot size, year built
  • Contract expiration date
  • Assignment fee or asking price

Send this to your top 10-20 buyers first. These are people who have closed deals before and are active in this market. Give them a 24-hour head start.

Day 2-3: Full Blast

If no A-list buyer bites, go wide:

  • Email your entire buyers list
  • Post in 5-10 Facebook investor groups
  • Text or call investor-friendly agents
  • Post on Craigslist/Marketplace
  • Reach out to property management companies

Day 3-4: Follow Up

This is where most wholesalers drop the ball. They send one email and wait. Don’t do that.

Call every buyer who showed interest. Text the ones who opened your email but didn’t respond. The deals that close are the ones where someone picked up the phone.

Day 5: Price Check

If you have zero buyer interest by day 5, the market is telling you something. Either:

  • Your ARV is too high
  • Your repair estimate is too low
  • Your assignment fee is too large
  • The property type or location doesn’t have demand

Drop your assignment fee by $2-3K and resend with a “PRICE REDUCED” subject line.

Day 7: Bring in Help

What a buyer wants to see (in order of importance):

  1. The numbers — contract price, ARV, repairs, assignment fee. If these don’t work, nothing else matters.
  2. Photos — buyers want to see condition. Even rough photos are better than no photos.
  3. Comps — show your work. Buyers will verify, but giving them comps upfront builds trust and saves time.
  4. Location context — what’s the neighborhood like? What are rents? What’s the buyer activity in the area?
  5. Timeline — when does the contract expire? How fast can you close?

What kills a deal package:

  • No photos
  • “ARV is around $200K” with no comps to back it up
  • Unrealistically low repair estimates
  • Incomplete property details
  • No clear way to contact you
