By accessing or using the DispoBridge website and services, you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use our services.

2. Description of Services

DispoBridge operates as a disposition platform connecting real estate wholesalers with cash buyers. Our services include:

  • Accepting and reviewing property deal submissions from wholesalers.
  • Marketing submitted deals to our network of verified cash buyers.
  • Facilitating connections between wholesalers and buyers.
  • Maintaining a buyer list for investors seeking off-market opportunities.

3. Deal Submission Terms

By submitting a deal through our platform, you represent and warrant that:

  • You have the legal right to market the property (e.g., you hold a valid purchase contract or have authorization from the contract holder).
  • All information provided is accurate and truthful to the best of your knowledge.
  • You understand that DispoBridge will market the property to potential buyers in our network.
  • Assignment fee splits and terms will be agreed upon separately between you and DispoBridge before any deal is closed.

4. Compensation

DispoBridge operates on a performance-based model:

  • There are no upfront fees for submitting a deal.
  • If a deal is successfully sold through our buyer network, the assignment fee will be split as agreed between the wholesaler and DispoBridge.
  • If a deal is not sold, the wholesaler retains full rights to the deal with no obligation to DispoBridge.
  • Specific fee split percentages and terms will be documented in a separate agreement for each deal.

5. Buyer List Terms

By joining our buyer list, you agree that:

  • You may receive emails and communications about available deals matching your criteria.
  • You can unsubscribe from deal notifications at any time.
  • DispoBridge does not guarantee the availability, accuracy, or quality of any deals presented.
  • You are responsible for conducting your own due diligence on any property.

6. No Guarantees

DispoBridge does not guarantee:

  • That any submitted deal will be sold.
  • The accuracy of property valuations, ARV estimates, or other financial projections.
  • The performance, reliability, or solvency of any buyer or seller on our platform.
  • Any specific financial outcome from using our services.

All property transactions involve risk. Users are responsible for their own due diligence and should consult with qualified legal and financial professionals before entering into any real estate transaction.

7. User Conduct

You agree not to:

  • Submit fraudulent, misleading, or inaccurate information.
  • Use the platform for any illegal purpose.
  • Attempt to circumvent DispoBridge by directly contacting buyers or sellers obtained through our platform without authorization.
  • Interfere with the operation of the website or services.
  • Scrape, harvest, or collect data from our platform without permission.

8. Intellectual Property

All content, branding, and materials on the DispoBridge website are the property of DispoBridge and are protected by applicable intellectual property laws. You may not copy, reproduce, or distribute our content without written permission.

9. Limitation of Liability

To the fullest extent permitted by law, DispoBridge shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of our services, including but not limited to lost profits, lost deals, or failed transactions.

10. Indemnification

You agree to indemnify and hold harmless DispoBridge, its officers, employees, and agents from any claims, damages, or expenses arising from your use of the platform or violation of these terms.

11. Termination

DispoBridge reserves the right to terminate or suspend access to our services at any time, with or without cause or notice, for conduct that we believe violates these Terms of Service or is harmful to our platform or other users.

12. Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the state in which DispoBridge operates, without regard to conflict of law principles.

13. Changes to Terms

We reserve the right to modify these Terms of Service at any time. Changes will be posted on this page with an updated revision date. Continued use of our services after changes constitutes acceptance of the updated terms.
